The incorporation of green construction technology can be thought of as a hedge against future loss of project value due to anticipated changes in energy costs and public perceptions of environmental risks.

For example, once upon a time, asbestos was seen as a terrific building material. Later, as perceptions of the risk changed, the cost of asbestos abatement significantly affected the value of buildings that incorporated it.

The same thing is happening today with lead based paints, floor cleaners, carbon emissions, and a host of other factors.

It does take some careful perception to calibrate the cost of green building practices to day against the risk of future costs, but those who do it well will prosper compared to those who don't..

If there is a time-value to your money, green building provides a lot of up front benefits:
-the building is more comfortable, increasing productivity and reducing absenteeism and long term health issues
-the building has lower monthly energy bills, saving money on a month by month basis--no matter how much energy costs at the time
-the building is likely to have fewer structural issues from mold and rot over time
-the building will cost only a little more if any more than standard construction due to the smaller HVAC and other systems required for a tighter building.
-as mentioned above, the use of lower hazard materials reduces the risk of legal action; mandatory renovations; and/or other contingencies.
